Aquia Harbour is a gated recreational community located just south of Quantico, Va. along I95. Here you will find charming country club living at a surprisingly affordable price range. Located in beautiful Stafford County, Virginia adjacent to historic Government Island, the residents enjoy horse stables, swimming pools, a Country Club, a 9-hole golf course and driving range, a variety of parks and playgrounds, and of course, beautiful Aquia Harbour Marina.
The historic Aquia Creek runs through the community leading to the Potomac River.

My personal favorite park in Stafford county is Pratt Park. Stafford county gave the park a full overhaul a few years ago and my family absolutely loves this spot. It is located off River Road in 22405 but you can also access through the YMCA parking lot on Butler Road. The mile paved walking path is perfect for exercise and our dog Max loves to join me for walks! This park offers a full bathroom, covered playground, par-core course and basketball!

Fahrenheit 132
Fahrenheit 132 is a cutting edge steakhouse with amazing food and locally sourced options. The Hanger steak is by far my favorite thing on their menu. With seasonal rotations and an extensive food and drink menu, there truly is something for everyone. The dining experience is more upscale and reservations are a MUST! They very rarely have availability on the fly.
Jimmy the Greek
“Jimmy’s” as the locals call it, is a causal family owned restaurant serving Greek favorites as well as classic American dishes. They are located off Lafayette Blvd. in Fredericksburg. They serve breakfast all day, have an amazing bakery with the most delicious desserts and great friendly service. Their owners live in the Stafford area and work in the restaurant. They are closed on Monday’s.
Amy's Cafe
A quaint cafe in a historic building just before the Rappahannock river. Amy’s offers indoor and outdoor dining. They have a full patio & bar and serve homestyle American fare & local beer. Whether you are grabbing brunch or a night out, they have something for everyone. They change their specials often and even have local music for entertainment! Great family friendly spot.

Is Stafford a good place to raise a family?
My family moved to Stafford in 1998. After serving in the army, my Dad relocated to Virginia (Florida native) and took a job with Prince William County Public Schools, where he eventually retired. Upon accepting that job, my family moved to the Stafford area of “Hartwood”.
I chose to remain in Stafford and raise my own family here as well. I love the sense of community within the area. 22405 is my favorite area in Stafford county because of it’s convenient location and the way it has “stayed small” while there has been so much growth in the county as a whole. The schools are good and there are lots of different extra curricular activities for families. From sports organizations to church groups, there truly is so much to become a part of.
Stafford offers a balance of suburban comfort, solid schools and strong military community ties.
Is Stafford good for commuters?
Your travel time will depend largely on your destination however, many local families make commuting work for them.
The VRE (Virginia Railway Express) offers a relaxed, predictable and affordable ride to Northern Virginia and Washington D.C. and Stafford is served by two VRE stations. (Brooke Rd. & Leeland Rd)
If you drive, you can experience heavy traffic depending on the time of day, and many commuters see 1-1.5 hour commutes each way.
The I-95 Express Lanes can significantly speed up your trip if you are willing to pay tolls however, the tolls can be pricey, especially when traffic is high.
Is there new construction in Stafford?
There is a lot of growth happening in Stafford County. That growth started over 20 years ago and continues today. Stafford has transformed from a primarily rural area to one of the fastest growing and highest income counties in Virginia. Per the Stafford County Government, its population exceeds 172,000, driven heavily by exurban commuters, military personnel, and federal contractors connected to nearby Washington, D.C. and Marine Corps Base Quantico.
The population of Stafford County has surged by more than 33% since 2010 and continues to grow.
Because of the rapid expansion, the county has approved a multi-year Capital Improvement Program featuring massive investments in schools, public safety, and **road projects. **To balance the boom, local officials have adopted the 2040 Strategic Plan and continue updating their Comprehensive Plan to channel commercial and residential growth into designated Urban Services Areas while preserving open spaces and farmland.
