Understand the property

One home. Two very different reviews.

Appraisal versus home inspection. Practical questions for a clearer next step.

The short answer

An appraisal supports the lender’s valuation and property review. A home inspection examines condition and systems for the buyer. An appraisal does not replace an independent inspection.

The appraisal’s purpose

The lender uses the appraisal as part of determining whether the property supports the financing. Program requirements may also involve property condition. An appraised value is not a guarantee of future market value.

The inspection’s purpose

An independent inspection can help identify issues with the home’s condition. Discuss the scope and limitations with the inspector, and consider any specialized inspections appropriate to the property.

What happens if an issue appears?

A valuation issue, repair requirement, or inspection finding can affect your decisions and the financing timeline. Coordinate with the loan team and your real estate agent before assuming that a seller credit or repair agreement solves every requirement.
