Some existing mortgages, including eligible FHA and VA loans, may be assumed subject to the loan’s terms and servicer approval. A buyer may need funds to cover the difference between the purchase price and the assumed balance.
Start with the equity gap
Subtract the expected loan balance from the purchase price to understand the starting gap. Then account for closing costs, fees, adjustments, and any other funds needed. Additional financing is not automatic and must be reviewed for availability and compatibility.
The servicer controls the approval process
Confirm that the specific loan is assumable, who handles the application, what documents are needed, the current process, and the anticipated timeline. An assumable listing does not mean every buyer is approved or that closing will fit a particular deadline.
VA sellers: liability and entitlement are different questions
A release of liability and the restoration or substitution of VA entitlement are separate issues. A non veteran buyer may be able to assume an eligible VA loan, but that does not automatically restore the seller’s entitlement. Review the specific facts with the servicer and VA before agreeing.
Bring these questions to the conversation
- Current unpaid balance and loan terms
- Purchase price and available funds for the gap
- Servicer approval, fees, and process
- Seller liability release and VA entitlement implications
